BUYER’S GUIDE
A good-looking sample is the easy part. Before hiring an epoxy flooring contractor, settle what is going on your concrete, what preparation is included and when you can use the space again. The questions below help you compare the same job across several quotes.
“Garage coating” is not a complete specification. Get the primer, basecoat and topcoat named, including the manufacturer and product. Epoxy and polyaspartic are different resins, even when a compatible system uses both. Decorative flakes describe the appearance; they do not identify the material underneath. If you are paying for epoxy flooring, the quote should tell you which layer is epoxy. That is a reasonable question, not an unreasonable customer.
The concrete does not stop mattering when the color chart comes out. Have each contractor assess the same slab, including old coatings, stains, cracks and damaged areas. Get the proposed preparation, moisture assessment and repair allowances written down. If a finding could change the price, agree how that change will be handled. A coating-only quote and a repair-and-coating quote may be pricing very different jobs, however similar the finished samples look.
An epoxy floor should work for the way you use the space. Describe vehicles, tools, gym equipment, cleaning, water and sunlight. Review a finished sample for texture as well as color. Metallic epoxy needs a conversation about pattern variation, sheen and visible repairs; flake flooring needs a decision about chip size, coverage and the final surface. A busy pattern can hide a dropped screw rather effectively. Attractive is good. Attractive and practical is what you are buying.
“One-day installation” leaves an obvious question: when can you actually use the floor? Get separate instructions for walking, parking, moving furniture or storage back, and cleaning. The answer must fit the installed products and conditions. Agree who empties the space, where belongings go, what access stays open and what happens if the schedule slips. A garage project should not quietly turn into several extra days of possessions on the driveway.
The warranty headline is the easy part to read. Give the exclusions equal attention. Establish who covers the work, what defects qualify, whether removal and labor are included and who handles a claim. Confirm the business on the quote, the team doing the installation and relevant credentials and insurance. Request comparable completed work rather than relying on a general portfolio. Keep the agreed scope, product details, payment stages and care instructions together. They are more useful later than a remembered sales promise.
Coating terminology: Sherwin-Williams polyaspartic guidance and Sika decorative flooring systems.
PRACTICAL BUYING GUIDES
Get clear answers on epoxy flooring costs, coating systems and maintenance before choosing your installer.
An epoxy garage floor price needs a measured area and a defined scope. It is frustrating when a quote makes you chase the details. Get preparation, repairs, named products, finish and exclusions listed before comparing totals. Forum prices are individual jobs, not a Florida price survey.
No. Calling every garage coating epoxy makes comparing quotes needlessly confusing. Epoxy and polyaspartic are different resins, although a system can use both. Require the product name for each layer so you know what is being proposed.
Yes. Discuss water, oil, footwear and the finished texture before selecting a system. Decorative flakes do not by themselves establish wet grip. Review a finished sample and get cleaning instructions for the chosen surface.
Moisture and preparation problems are among the possible causes, but appearance alone does not diagnose a failure. Have the slab and existing coating assessed before paying for a repair or another coat.
Use the written vehicle-return time for your actual garage floor coating. “Installed in a day” is not the same promise as “park on it tonight.” Walking, parking, moving storage back and full cure are separate milestones.
No. A listing helps you find and compare businesses. It is not a workmanship guarantee or independent verification of credentials. Confirm the local team, written scope, relevant credentials and warranty before hiring.
